Masterdor
- The Solution to Fire and Vandalism Problems

external door manufacturer, Manse Masterdor Ltd, has proved to be a valuable
ally to Wolverhampton Council in its fight to quash the anti-social behaviour
and vandalism that is rife in council housing estates across the country.
Wolverhampton Council owns around 30,000 properties throughout the city
of Wolverhampton. Three years ago, the Council began replacing the old
wooden doors on low-rise blocks of flats in a high-risk security area
in order to comply with Part B of the Building Regulations, which states
that fire doors with a fire resistance of 30 minutes should be specified.
Masterdor
fire doors were then installed on 550 properties. Mark Hadley, senior
architectural technician, at Wolverhampton Council said, 'ln the three
years we have been specifying Masterdors we have not had a single maintenance
call-out. Many of the problems relating to the security and aesthetics
of council flat entrance doors have been reduced since we started installing
Masterdors, and there is no doubt that the quality of the design and construction
of the doors has contributed to this.'
The made-to-measure doors are made from a combination of metal, timber
and intumescent tapes protecting against fire and smoke and are available
in a wide range of styles and colours. PAS 23 and PAS 24 and Secured By
Design accredited Masterdors offer defence against burglary, vandalism
and fire, providing tenants with peace of mind.
The Masterdor Security Plus is also available as a 30 minute fire door
and as a 60 minute fire door. lntumescent materials are applied to the
frame, locks and letter-plate to stem the flow of flames and hot gasses.
PVCu frame facings may be used on the non-risk side of the door, but hardwood
frame facings must be used on the risk side of the door. Masterdor meets
the requirements of BS476 part 22.
Delaware Communications Plc is the contractor responsible for fitting
the FD 30
doors in the flats. Each of the doors has two glass panels, which enhance
its appearance without compromising on its strength. Since beginning the
highly successful project with Manse Masterdor Itd and Wolverhampton Council,
Delaware has recommended Masterdor to other local councils and housing
associations in the area.
Carpentry manager at Delaware, Danny Wallis, commented, 'The multi-point
locking mechanisms which Masterdors are supplied with provide stability
and security, making the doors ideal for providing the solutions to security
problems in areas prone to break-ins.'
Proving that an emphasis on strength and security need not mean a compromise
in other areas, Masterdor's production technique enables specifiers to
meet the requirements laid down in Part M of the Building Regulations.
Low thresholds, wider doors, single action egress devices and the repositioning
of keyholes and letter-plates are all options for accommodating wheelchair
bound or disabled residents.
